New asphalt — what a real install looks like

A driveway that lasts starts under the asphalt. I excavate to depth, lay 6–8" of compacted base rock (typically Type A flex base), and compact it in lifts with a vibratory roller. Then 2–3" of hot-mix asphalt for residential driveways, 3–4" for parking lots, rolled in two passes — once hot, once cooler — to lock the mat. Edges get hand-tamped at a 45° slope so they don't crumble. Skip the base prep and the surface alligator-cracks the first wet season.

Overlay vs. tear-out and replace

If your asphalt is structurally sound — no widespread alligator cracks, no sinking, no sub-base failure — a 1.5–2" overlay over the existing surface is a good 7–12 year fix at roughly half the cost of full replacement. If the base is shot, an overlay just hides the problem for a year or two. I'll core-test or saw-cut to check before recommending one over the other.

Sealcoat and crack-fill — when and how often

Sealcoat is a black coating that protects asphalt from UV and oxidation. New asphalt should cure 90 days before the first sealcoat, then re-coat every 2–3 years. Crack-fill (hot rubberized sealant) goes into any crack wider than 1/4" — done before sealcoat. A sealed driveway lasts 25+ years. An unsealed one lasts 12–15.

Drainage and edge support

Asphalt fails at the edges first because there's nothing holding it laterally. I either install an asphalt curb, tie into existing concrete, or build up dirt/grass right to the edge so it's supported. Driveways get sloped 2% minimum so water sheds — standing water on asphalt is the #1 cause of premature failure.

Frequently asked questions

How much does an asphalt driveway cost in San Antonio?
New asphalt runs roughly $4–$7 per square foot installed for residential driveways, including base prep. Overlays $2.50–$4 per sq ft. Parking lots vary by size — call for a written quote.
How long does asphalt last?
Properly installed and sealed every 2–3 years, 25–30 years. Without sealcoat, 12–15 years. Base prep is the biggest single factor.
When can I drive on it?
Light traffic 24 hours after install. Full use 48–72 hours. Hot tires on fresh asphalt can leave marks for the first 30 days — don't park in the same exact spot every day.
Can you fix potholes and cracks?
Yes. Potholes get saw-cut to a clean square, base re-compacted, and patched with hot-mix. Cracks under 1/4" don't need filling; wider ones get hot rubberized sealant before the next sealcoat.
Asphalt or concrete for my driveway?
Asphalt is cheaper up front, faster to install, and easier to repair. Concrete lasts longer (40+ years) and costs roughly 2x. In San Antonio's heat, both work — asphalt is more forgiving on expansive soil.
