Is F-I-X Development Services licensed and insured?
Yes. F-I-X Development Services is fully licensed, insured, and bonded in Texas. We carry general liability and workers' comp; insurance certificates are available on request before any work starts.
How fast can you come out to quote a job?
Same-day response for calls and texts during business hours (Mon–Sat, 7 AM – 7 PM CT). Most quotes happen within 24–48 hours of the first call. For storm damage and active leaks we prioritize same-week site visits.
How do estimates work — do you charge for them?
Free, written, no-pressure quotes. Tim walks the job himself, takes photos, and sends a written scope with line-item pricing — no high-pressure sales call, no day-of discount games.
How much does a new roof cost in San Antonio?
As of 2025, architectural asphalt shingles run roughly $4.50–$7.50 per square foot installed, depending on pitch, layers torn off, and decking condition. Standing-seam metal is typically $9–$14/sq ft. Concrete or clay tile is $11–$18/sq ft. A typical 2,000 sq ft single-story shingle re-roof lands around $9,000–$15,000.
How much does a concrete driveway cost in San Antonio?
Broom-finish concrete flatwork runs roughly $9–$14 per square foot installed, including 4–6" compacted base, #3–#4 rebar on chairs, and saw-cut control joints. Stamped or colored concrete is $14–$22. Heavy-duty truck/RV driveways with thicker slabs run $12–$18/sq ft.

Do you pull permits?
Yes, on any job that requires one — decks over 30" off the ground, covered patios, electrical, plumbing, metal buildings, and additions. We pull the permit, schedule inspections, and hand you the closed-out paperwork at the end so it's documented for resale.
What warranty do you offer?
Manufacturer warranty on materials (25–50 years on shingles, 30 years on James Hardie, 25 years on premium paint, etc.) plus a written workmanship warranty on the install. Both are spelled out in writing before you sign.
Do you offer financing?
Yes — Synchrony financing is available on qualifying jobs, including 0% APR promotional terms for approved buyers. We can walk through options when we send the written quote.
How long does a typical project take?
Roof replacement: 1–3 days. Deck (200–400 sq ft): 4–7 working days. Concrete patio (300 sq ft): 2–3 days plus 7-day cure. Exterior repaint: 4–10 days. Metal building turn-key: 6–10 weeks. Permits add 1–2 weeks on the front end where required.
Why does your work outlast a cheaper quote?
Most failures aren't in the visible material — they're in the prep. We do real base prep (6–8" compacted rock under concrete and asphalt), proper flashing on decks and siding, full surface prep before paint, and code-compliant framing. Cutting any of those corners shaves cost up front and adds repairs in year 2–5.

Tim runs every job personally and is on site for the critical phases. F-I-X uses the same small crew of trusted tradespeople for each trade — no day-laborer rotations, no subcontracting to whoever is cheapest that week.
