What moves the price

Red iron vs. post-frame

Red-iron (welded steel I-beam) is the heavy-duty choice — 50+ year life, wide clear spans, and the standard for any building you'll put living space in. Post-frame (pole barn) costs 30–50% less but is best for hay barns, equipment cover, and basic storage — not workshops or barndos.

Eave height

10 ft works for living space and light shops. 12 ft for trucks and standard RVs. 14–16 ft for car lifts or RVs with rooftop AC. Going up an eave height runs roughly $4–$8/sq ft more — spec it once, right, before the slab is poured.

Insulation and climate control

Spray foam on the underside of the roof deck adds ~$3–$6/sq ft but keeps a Texas shop usable in July and August. Mini-split HVAC for a 30×40 shop runs $4,000–$7,500. Barndominium shells include wall insulation as standard.
